On February 20, 2024, River Park, one of Sofia's large-scale residential developments, marked the beginning of a new phase with a symbolic groundbreaking ceremony for Alley 5. The event represents the next stage in the development of the complex, which forms part of the residential portfolio of IPA - Architecture and more in residential buildings.
Alley 5 will comprise 13 buildings with a total of 42 residential units. These include 37 row houses, two semi-detached houses, and three detached houses. The range of housing types is designed to respond to different patterns of living and residential needs.
River Park is planned to be completed in three main phases over approximately five years. At the time of publication, the first phase had been completed, comprising 39 buildings with 110 residential units. This stage also included the main access infrastructure and visitor parking. Within the architectural design, the phased development is treated as part of the overall spatial organization of the residential environment.
When complete, River Park is planned to include 352 houses across a 215,000 sq. m site, together with the necessary infrastructure and extensive landscaped areas. The concept for the open spaces is intended to connect the residential environment both with the city and with the nearby mountain landscape. Pedestrian areas, landscaping, infrastructure, and the arrangement of the residential groups form part of a broader approach to urban design, in which architecture and landscape are developed as interconnected elements.
The objective of IPA - Architecture and more is to combine the qualities of contemporary urban living with a direct relationship to nature. Alley 5 continues this concept through a lower-rise residential typology, a varied mix of houses, and a spatial framework that integrates buildings, infrastructure, and landscaped areas.
