What Is a Digital Twin?

A Digital Twin is a digital representation of a building, infrastructure asset, or other physical environment that connects a digital model with information about the real asset. Its foundation may be a BIM model enriched with data on systems, equipment, operational parameters, and other information required for its intended use.

Unlike a static 3D model, a Digital Twin can be updated with information about the condition and operation of the asset. Where the required technical infrastructure is available, it may receive data from sensors, building management systems, and other digital sources.

What Can a Digital Twin Include?

Depending on the asset and project objectives, the Digital Twin may include:

  • architectural, structural, and engineering BIM models;

  • information on materials, systems, and equipment;

  • technical and operational parameters;

  • data from sensors and building management systems;

  • information on equipment condition;

  • data on loads and space utilization;

  • energy performance indicators;

  • maintenance and repair history;

  • information for future alterations and extensions;

  • visualization and analysis of selected operational indicators.

The exact information structure depends on the intended use of the Digital Twin, the available systems, and the data that can realistically be maintained during operation.

How Is a Digital Twin Developed and Used?

For existing buildings and facilities, Reality Capture and Scan-to-BIM can provide digital information on actual conditions. This may be used to create or update the BIM model that subsequently provides a basis for the Digital Twin.

For new projects, the foundation may be established during BIM modeling, allowing information about systems, spaces, equipment, and other assets to be structured before the building enters operation.

Where time, quantity, and cost information is available, 4D and 5D BIM data may also contribute to the digital history of the project and support subsequent analysis of the building or infrastructure asset.

What Does a Digital Twin Provide for the Owner and Operator?

A Digital Twin can provide a shared digital environment for accessing information about the building, its systems, and equipment. This can support condition analysis, maintenance planning, tracking of changes, and preparation for future alterations or extensions.

When connected with operational systems, the Digital Twin may also support monitoring of technical parameters, energy performance, loads, and other information relevant to asset management. This allows information created during design to remain useful after construction is completed.
