The reconstruction of the Bulgarian Army Stadium in Sofia is a project by IPA - Architecture and more, completed in 2026. The sports venue is located within Borisova Garden and has a gross floor area of 41,338.22 sq m. The project was designed for a capacity of 18,583 seats for domestic league matches and 16,847 seats under the UEFA configuration, and forms part of the IPA - Architecture and more portfolio of sports facilities.
A primary objective of the architectural design was to modernize the existing venue within its established location and adapt it to contemporary requirements for football stadiums. The project was developed with the objective of meeting UEFA Category 4 criteria and accommodating international football matches.
At the start of the reconstruction, the planned schedule provided 12 months for the structural elements and approximately 18 months for the overall completion of the stadium and surrounding park environment. The design incorporated prefabricated structural elements manufactured outside the park in order to optimize the construction process and reduce its impact on Borisova Garden.
Integration with the park environment is a significant part of the concept. The stadium footprint was reduced by approximately 3,800 sq m, while the venue remains within the footprint of the existing stadium bowl. The project provided for 300 new trees, while 40 decares of the surrounding area were designated for public use as green spaces and pathways.
The spectator seating is organized to provide views of the pitch in accordance with UEFA requirements. The required number of entrances and exits was determined according to safety and evacuation standards, while all stands are covered by a metal canopy that provides protection for spectators in varying weather conditions.
The architectural expression is defined by an exterior envelope in earth and neutral tones, responding to the context of Borisova Garden. The facade also performs an acoustic function intended to reduce the transmission of event noise toward the surrounding park and adjacent urban areas.
The sustainable design incorporates energy-efficiency measures, solar panels, specialized LED lighting for the football pitch, and building systems developed for reliable long-term operation.
The football pitch is designed with heating, drainage, and a modern irrigation system that allows water recirculation. These systems are intended to maintain the conditions required for use of the playing field throughout different seasons.
The functional program includes an interactive museum, fan shop, VIP areas with skybox suites offering direct views of the pitch, a restaurant, kiosks, and food and beverage areas. Multifunctional halls allow the stadium to accommodate cultural and business events in addition to its primary sports function.
The Bulgarian Army Stadium reconstruction combines sports infrastructure, architectural and technological solutions, and intervention within an established park environment. The project retains the venue's location in Borisova Garden while introducing new spectator, service, and multifunctional spaces within a modernized football stadium.
