The reconstruction of Bulgarian Army Stadium is a symbolic project, merging history, tradition, and innovation, uniting football fans and the wider public in Bulgaria. This is not just another infrastructure initiative, but the realization of a long-held dream shared by thousands of supporters: a modern, multifunctional sports facility that meets the highest international standards and all UEFA requirements.
The project, developed by IPA - Architecture and more, aims to transform Bulgarian Army into a Category IV UEFA-certified stadium, enabling it to host major international events, including UEFA Champions League group stage matches.
Construction activities have already begun, and the entire reconstruction process is scheduled to be completed within 18 months. The structural works are expected to take 12 months, with the full completion of the stadium and surrounding park area planned shortly thereafter. The project includes the use of pre-fabricated structural elements, manufactured off-site, an approach in line with the latest trends in stadium reconstruction. This method ensures high quality and safety while minimizing environmental disruption within the park zone.
In addition to its impressive sporting features, the project places a strong emphasis on sustainability. The architectural solution by IPA - Architecture and more includes major enhancements to the surrounding infrastructure, revitalization of the park environment in Borisova Gradina, and the creation of new spaces for recreation and relaxation. The stadium’s design prioritizes the preservation of the park setting, fully aligned with best practices and modern construction standards. A total of 300 new trees will be planted, and 40 acres will be returned for public use as green spaces and pedestrian pathways. The stadium’s footprint is reduced by approximately 3,800 square meters, with the reconstructed facility remaining entirely within the existing bowl. This reduction allows for better integration into Borisova Gradina Park and creates more room for green areas accessible to the public.
A key aspect of the reconstruction is ensuring that the Bulgarian Army Stadium meets all current and upcoming UEFA requirements. One of the project’s main objectives is to classify the stadium as a Category IV facility under UEFA standards. This top-tier certification will enable the venue to host major international tournaments, including group stage matches of the UEFA Champions League. Achieving this status will position the stadium as a premier hub for sporting events in Bulgaria and the wider region.
The stadium will feature over 16,000 UEFA-certified seating places. Each seat is designed with a sightline angle that complies with UEFA regulations, ensuring every spectator enjoys an unobstructed view of the pitch. For visitor safety, the project includes the required number of entry and exit points, fully aligned with international standards and best practices for evacuation and crowd safety.
The reconstructed stadium will feature a modern design that blends harmoniously and subtly with its surroundings. The facade is conceived in earthy and neutral tones, complementing the natural setting. Beyond its aesthetic role, the facade will incorporate soundproofing properties, helping to reduce noise levels during events and enhancing comfort for visitors to Borisova Gradina Park and residents in the nearby areas.
The project adopts the use of prefabricated structural elements, aligning with contemporary best practices in stadium reconstruction. These components will be produced off-site, outside the boundaries of Borisova Gradina Park, significantly reducing the environmental impact during construction. Outdated and unsuitable structural elements will be fully replaced with new, high-performance components. All spectator areas will be covered by a modern metal canopy, ensuring protection from changing weather conditions and greatly enhancing comfort for attendees during events.
Technology and sustainability play a central role in the reconstruction of the Bulgarian Army Stadium, with the project placing strong emphasis on energy efficiency and innovation. Key measures include the installation of solar panels, specialized LED lighting for the pitch, and the integration of next-generation systems and technologies. Every aspect of the stadium’s technical infrastructure has been carefully engineered to ensure low operating costs, long-term durability, and alignment with global trends in sustainable construction.
An essential part of the project is the football pitch, which will be equipped with under-soil heating, a drainage system, and a modern irrigation system with water recycling capabilities. This setup ensures the pitch remains in optimal condition throughout all seasons and enables year-round use, regardless of weather conditions.
The premium fan experience is enhanced by the creation of new modern spaces. An interactive museum will offer a unique insight into the club’s history and traditions, while a contemporary fan shop will provide a wide range of club merchandise and souvenirs. For those seeking luxury, the VIP area with private skybox suites will offer direct views of the stadium. A first-class restaurant, along with various kiosks selling food and drinks, will ensure comfort for all visitors. The multifunctional halls for cultural and business events will transform the stadium into not just a sports venue but also a cultural hub attracting people of all ages.
Special attention is given to the youngest fans, with plans to build a dedicated children’s section where kids can safely enjoy themselves with an animator in an indoor space offering a great view of the pitch.
The reconstruction of Bulgarian Army Stadium is a challenging but inspiring journey toward fulfilling a grand dream, creating Bulgaria’s first modern, high-tech, first-class stadium that meets the highest global standards and, most importantly, reflects the immense passion of PFC CSKA Sofia’s fans. This is not just a renovation project - it is an ambitious effort to build a home worthy of the club and its loyal supporters.
