Capitol Residence Complex is a large-scale residential development in Sofia designed by IPA - Architecture and more. Located in the Zadgarova Arteria area of the Serdika district, near Sofia Central Railway Station, the project introduces four multi-story residential buildings together with landscaped areas, commercial and service spaces, and new transport connections.
The buildings are arranged in a terraced composition that opens views toward Vitosha Mountain and allows natural light to reach a large proportion of the apartments. Their architectural expression combines warm brown and beige tones, extensive glazing, and wood accents. The residential program includes studios and one-, two-, three-, and four-bedroom apartments, complemented by storage areas and spaces for commercial and service functions.
The development has a total built-up area of 54,569 sq. m on a 22,700 sq. m site. Parking is organized through a two-level underground garage and additional outdoor spaces, providing a total of 487 parking spaces.
The project also addresses pedestrian and vehicular access within the wider urban context. Newly designed roads provide access to the complex, while a direct pedestrian connection to the Central Railway Station metro station is planned to improve access to public transportation.
Landscape design is integrated into the overall architectural design. Landscaped green areas surround the buildings, with shrubs defining different functional zones and newly planted trees contributing to the outdoor environment. Green areas are also incorporated into the upper residential levels, where spacious terraces extend the living spaces outdoors.
In addition to the residential program, Capitol Residence Complex includes planned retail areas, a pharmacy, a children's center, playgrounds, and spaces for sports and social activities. The combination of housing, services, landscape, and transport infrastructure forms a new residential environment within the wider transformation of the area north of Sofia's central urban zone.
