With this project, the team of IPA – Architecture and more has taken a major step toward realizing the long-standing vision of revitalizing the area around Central Railway Station and integrating it into the dynamic development and modernizing appearance of the Bulgarian capital.
By unfolding four multi-storey buildings, the architects at IPA – Architecture and more have not only provided a large number of functional and comfortable homes supported by appropriate infrastructure and service areas, but have also introduced to the entire district a contemporary metropolitan character - a sense of freshness, scale, and modern urban luxury.
Capitol Residence is located in the “Zadgarova Arteria” area of the Serdika district, in close proximity to Sofia’s central urban zone. The buildings rise in a terraced configuration, ensuring panoramic views toward Vitosha from a maximum number of apartments and allowing abundant natural light to enter the homes. The facades are composed in warm shades of brown and beige, complemented by natural wood accents integrated within the extensive glazing, giving the volumes a refined sense of lightness. The residential units include studios, one-bedroom, two-bedroom, three-bedroom, and four-bedroom apartments, as well as storage spaces. The development also incorporates premises for commercial and service functions. Parking is provided through a two-level underground garage combined with open-air parking spaces, giving future residents flexibility of choice.
The site occupies an exceptionally strategic location - situated near the central station, major road arteries, and large commercial centers. The project introduces a range of new infrastructural and transport connections to the area. Access to and throughout the complex is ensured via newly designed roads, while a direct pedestrian underpass to “Central Railway Station” metro stop is planned to provide optimized access to public transport.
Landscape design plays a key role in the project, responding to the strong need for improving the environment and bringing nature’s clarity and freshness closer to residents. Each building is framed by landscaped green bands, complemented by shrubs used for both functional zoning and aesthetic composition, as well as by newly planted trees. The architectural expression is further enriched by the green belts planned for the upper residential levels, where spacious terraces open generous outdoor spaces to residents.
Although the complex is within walking distance of a full range of commercial and service amenities, additional on-site conveniences are planned for residents, including retail areas, a pharmacy, a children’s center, playgrounds, as well as designated zones for sports and social interaction.
