About the project

Residential Park Lozen is moving forward with Phase 3, scheduled to begin construction at the end of 2025. Lindner Group will invest 300 million leva in this phase, bringing its total investment in Bulgaria to over 600 million leva, confirming its status as one of the largest German investors in the country. The project’s design and architecture are led by IPA – Architecture and more, continuing a long-standing collaboration with Lindner Group. Lindner Bulgaria will serve as the general contractor.

The complex is being developed in phases and offers a high-quality living environment focused on comfort and functionality. Phase 1 includes 135 single-family, two-family, and row houses, completed at the end of 2022. An additional 27 houses were built alongside Phase 1, while Phase 2 added another 59 houses to the project. House sizes range from 160 to 500 sq.m, depending on the type. The architectural concept emphasizes low-rise, three-story buildings, extensive green spaces, playgrounds, sports facilities, and recreational areas throughout the complex.

Phase 3 of Residential Park Lozen covers approximately 21,500 sq.m and includes the construction of 21 houses and 4 low-rise apartment buildings with a total of 52 apartments. The houses reflect the established architectural style of the first two phases and come in two main types: row and twin houses, each with a private yard and a variety of layouts and sizes. All buildings, both row and twin houses, are low-rise (up to 7 meters in height) and offer a diverse selection of homes, ranging from compact apartments with private gardens to spacious residences with large rooftop terraces and panoramic views of the mountains and the city.

In parallel with the residential complex, Lindner is developing two key projects that support its vision of creating a “city within the city” with fast access to all parts of Sofia, while remaining closely connected to nature.

Right next to the residential complex, Campus Lozen Park is nearing completion - a modern educational facility that includes a school and kindergarten. The campus integrates formal education with extracurricular activities in culture, arts, languages, and sports. Located within the complex, it offers a safe, eco-friendly, and stimulating environment for children's development.

Next to it, Lozen Tech Park is under construction, the first private science and technology hub in Bulgaria. It will feature modern office buildings, shared workspaces, public areas, and recreational zones, with direct access to the Ring Road and fast connections to the city. Its goal is to create an innovative ecosystem that brings together tech companies, R&D centers, universities, startups, and institutions. Phase 1 includes two buildings with office and retail space, a supermarket, restaurant, canteen, cafés, underground parking, and extensive green areas. Commissioning is scheduled for this fall.

Lozen Park will be a modern suburban center, designed for high-tech small and medium-sized enterprises, working professionals and families, eaturing high-quality infrastructure and a dynamic business environment.
