Sky Towers by AMur is a residential complex that redefines how high-rise buildings integrate into the urban landscape. Designed by IPA - Architecture and more, the project prioritizes a balance between density, green spaces, and quality of life, placing both residents and the surrounding environment at the heart of its architectural vision. Located in the Manastirski Livadi East district, the complex stands out as a distinctive architectural landmark in southern Sofia and serves as a reference point for the area’s future development.
Inspired by its unique location at the edge of the city, where the urban environment meets the mountain, the architectural design of Sky Towers by AMur is expressed through the building volumes, facade design and detailing, and the layout of the surrounding spaces.
The complex consists of two residential towers with underground parking and public amenities. The towers rise in two prominent volumes, reaching a maximum height of 74.9 meters, and are connected by underground levels, a shared ground floor, and a shared first above-ground floor. This arrangement ensures seamless functional connections throughout the complex and an efficient organization of spaces.
Underground levels at Sky Towers include parking spaces, private garages, bicycle storage, and technical rooms. The ground floor contains public amenities with separate access from the residential areas, including a children’s center, showrooms, a beauty center, and a retail shop. Residential and public functions are clearly separated, and the ground floor is designed to integrate naturally with the surrounding urban environment. The first above-ground floor accommodates additional parking, apartments, and public facilities such as a dental center and a hair salon.
Positioned at the center of the site, the architectural composition of Sky Towers creates generous green spaces between and around the buildings. The spacing and proportions of the volumes ensure abundant natural light, effective ventilation, and visual comfort for residents.
The two buildings house a total of 265 apartments, ranging from compact city units to spacious homes with large loggias and panoramic views of Sofia and Vitosha. Ground-floor apartments feature private courtyards that provide direct access to the surrounding greenery.
Facades of Sky Towers by AMur feature a combination of ventilated composite panel cladding, glass system with aluminum profiles, and large-format granite tiles. The interplay of solid and transparent surfaces adds depth and creates a dynamic visual rhythm. Vertical elements highlight the height of the buildings, while horizontal elements provide a sense of lightness and balance within the environment. Curved and organic forms reference the silhouette of Vitosha, softening the strict urban lines and adding elegance to the overall design.
The outdoor spaces at Sky Towers are conceived as an extension of the architecture. More than 40 percent of the site is landscaped, and the area between the buildings forms a central green core for social interaction, relaxation, and daily contact with nature.
