Mladost Residence II is an eight-storey residential building located in the Mladost 4 district of Sofia. Designed by IPA – Architecture and more in collaboration with the investor Soho International Group, the project is conceived as a contemporary, functional, and visually balanced adition to the urban environment. The building fits naturally into the context of the area, which is dominated by older housing blocks, bringing a sense of renewal without visually overpowering its surroundings.
The volumetric and spatial configuration follows an orderly and repetitive floor structure. The form follows function, and the layouts are practical and efficient, with no unnecessary complexity, designed to respond to the real needs of future residents.
Mladost Residence II is organized into two entrances, with four and five apartments per floor, respectively. The total number of apartments is 64, featuring one-bedroom and two-bedroom layouts. Each unit is designed to maximize natural light and allow for flexible interior adaptations to suit individual lifestyles and preferences.
The façade icombines three main colors that define the building’s volume without exessive decoration. The architectural expression is clean, with attention to detail and visual continuity with the surrounding urban fabric.
In addition to its residential function, the building includes three office spaces, five retail units, and seven ateliers. This mix enables flexible use and creates opportunities for living, working, and running a business within the same building, with clearly separated functions and no interference between them.
Access to the underground parkin is provided via a vehicular ramp. This level houses garages, parking spaces, and storage rooms. Additional parking is available in the landscaped inner courtyard, designed as a green communal space for relaxation and social interaction.
The building’s location near green spaces and its visual connection to Vitosha Mountain add extra value to the project. It combines the benefits of urban living with proximity to nature, an increasingly important factor for a healthy and enjoyable living environment.
