Vabul ONE is a residential building currently under construction in the Mladost 4 district, one of the fastest developing areas in Sofia in terms of construction and infrastructure. The project is designed by IPA – Architecture and more with clear focus on functionality, sustainability, and a distinct architectural identity.
The location was choosen for practical reasons. Alexander Malinov Boulevard offers quick access to the metro, nearby business zones, major retail chains, restaurants, and green spaces. This context shapes the architectural approach of IPA – Architecture and more. The building is designed to integrate into the surroundings without adding unnecessary pressure on the environment.
Vabul ONE will be a 16-story building with a clear silhouette and contemporary appearance. The facade is designed with high-quality materials that provide good thermal insulation, durability againstweather conditions, and visual clarity. Natural textures and neutral colors have been selected to ensure a non-intrusive look. Large windows are strategically positioned to maximize natural light and enhance indoor comfort.
The residential section will consist of 145 apartments with various layouts, from compact two-bedroom to spacious four-bedroom homes. The interior spaces are designed to offer smooth flow between functional zones. Balconies and loggias serve as natural extensions of the living spaces, reinforcing the connection with the outdoor environment.
The ground floor will include a two-level office area with its own street access. It is clearly separated from the residential part to allow it to operate independently. The goal is to combine living and working functions in the same building without conflict between them.
Vabul ONE will be built using a monolithic reinforced concrete structure. This provides more flexibility in shaping interior layouts and ensures long-term durability. The selected materials offer effective thermal and sound insulation, along with protection from moisture, temperature fluctuations, and urban noise.
