About the project

FANTASTICO, one of Bulgaria’s leading retail chains, continues its expansion strategy and commitment to customer-focused innovation with the opening of its 48th store, a modern retail complex in the Orlandovtsi district of Sofia. Developed in partnership with IPA - Architecture and more, the project represents an investment of approximately BGN 29 million and combines contemporary architecture, advanced technologies and a vision for the future of urban retail.

Situated on a 14,000 sq.m site with a built-up area of 4,707 sq.m, the new complex offers modern design, intelligent systems and an enhanced customer experience. The development has been conceived as a multifunctional retail space that combines retail, everyday services and sustainable solutions within a carefully planned concept inspired by leading European retail destinations.

The architecture of the complex is contemporary and refined, establishing a strong presence while maintaining a connection with its surroundings. The façade combines extensive glazing and distinctive structural lines that create an architectural dialogue with the urban environment. The balance between materials, scale and spatial organization creates a sense of openness and accessibility, naturally guiding visitors toward the interior.

The interior design has been optimized for natural daylight, intuitive wayfinding and adaptability to different customer profiles, from quick shopping trips to family visits and people with reduced mobility. Every detail follows the principles of human-centered design, placing comfort, accessibility and customer experience at the heart of the project.

The complex follows the retail park model and accommodates additional tenants beyond the main supermarket. This approach reflects the growing European trend of transforming grocery retail into multifunctional destinations focused on experience and the needs of the local community.

Additional facilities within the complex include an EasyPay payment and money transfer office, an SDI insurance office, a Subra pharmacy, a Yettel store, Pepco and Sinsay fashion stores, as well as parcel lockers operated by Speedy, Econt and Sameday. Visitors also have access to a UniCredit Bulbank ATM and a Bulgarian Sports Totalizator branch. As a result, the location functions as a comprehensive destination for shopping and everyday services in one place.

A key element of the concept is the investment in customer experience through technology and design. The store features self-checkout zones, electronic shelf labels and LED displays providing real-time information about products and promotions. A dedicated checkout area has also been designed for employees with mobility impairments.

The building is operated through an integrated BMS system that monitors and optimizes energy consumption, climate control and lighting in real time. The refrigeration systems are of the highest class and use natural carbon dioxide refrigerant, enabling full heat recovery and minimizing environmental impact. A photovoltaic installation is currently under development as part of FANTASTICO’s long-term strategy for sustainable and energy-efficient growth.

The new complex places a strong emphasis on accessibility and environmental responsibility. It provides 133 parking spaces, including EL Drive electric vehicle charging stations and a dedicated bicycle area that encourages sustainable mobility. The outdoor spaces are richly landscaped and include recreation areas and a children's playground, transforming the retail development into a welcoming and valuable destination for the local community.

With the opening of this development, FANTASTICO sets a new benchmark for the design of retail buildings and retail parks in Southeast Europe, demonstrating how design, technology and sustainability can be applied in practice to create a retail environment that is both functional and responsive to the needs of the contemporary city.
