The multifunctional GORA complex, designed by IPA - Architecture and more as part of the architectural design, combines a business center with residential areas and represents not only a concept but a working model for a new way of life, responsible toward health, nature, and the future while remaining connected to the rhythm of the city. The office building is part of the IPA - Architecture and more portfolio of public buildings.
The office building accommodates multiple functions, identities, possibilities, and roles, all brought together by the invigorating presence of Vitosha Mountain. GORA is located near Sofia's fourth “green wedge,” which channels fresh mountain air into the city. In addition to its connection with nature, the complex benefits from an excellent urban location. It is situated in one of Sofia's fastest-developing areas and provides convenient access to the city's main road arteries.
High-tech solutions and materials give the building a contemporary character that meets current standards. The approach to sustainable design and the concept of a green, comfortable, and easy-to-operate building are integrated into every stage of the planning and design process.
The business center consists of seven floors, each covering more than 2,000 sq m and accommodating Class A office spaces. The offices are symmetrically arranged along the perimeter, providing each space with direct access to natural light and views. Each floor can accommodate one, two, or four separate tenants depending on the layout.
The main lobby welcomes visitors with an elegant design and a palette of neutral, natural tones. The ground floor also accommodates a restaurant and café for the building's occupants and users, as well as conference rooms, administrative and security offices, showers and changing rooms, and technical spaces. A distinctive feature is the unconventional treatment of the area serving the six elevators, designed as a modernist tunnel framed by living greenery. The mezzanine accommodates meeting rooms and conference rooms of varying sizes, archive spaces, and a cloakroom.
The north facade is fully glazed and opens views toward the city, while the south facade is clad in large-format ceramic panels. A specific solar-shading system is automatically controlled using data from a local weather station. This facade feature contributes directly to the building's energy efficiency. The building has achieved LEED Platinum certification and also provides high water efficiency and optimized resource management, including reduced CO2 emissions.
The high-efficiency ventilation system with chilled beams allows individual zone control in every room and on every floor of the building. The system operates with 100% fresh air, significantly reducing the risk of spreading dust, bacteria, and viruses. Parking is provided both around the building and in an underground parking garage. The development also includes 26 electric vehicle charging stations.
Designed by IPA - Architecture and more in harmony with nature while remaining connected to the urban rhythm, GORA received the Special Prize in the Buildings with Elements of Green Architecture and Innovation category at the 2020 Building of the Year National Competition.
