About the project

The multifunctional GORA complex, designed by the architects of IPA – Architecture and more, combines a business centre with residential spaces, offering not just a concept but a working model for a new way of urban living - one that is responsible toward health, nature, and the future, while remaining fully aligned with the rhythm of the city.

The office building embraces multiple functions, identities, and possibilities, all interconnected and inspired by the invigorating presence of Vitosha Mountain. GORA is located near the fourth “green wedge” of Sofia - one of the natural corridors that channel fresh mountain air into the city. Beyond its strong connection to nature, the complex also enjoys an excellent urban position, situated in one of the fastest-growing districts of the capital with convenient access to major road arteries.

High-tech solutions and materials ensure a contemporary aesthetic and performance that meets modern standards. The concept of a “green,” comfortable, and user-friendly building is embedded throughout all stages of planning and design.

The business centre features seven floors of over 2,000 sq.m each, accommodating Class A office spaces. They are symmetrically arranged along the building’s perimeter, providing abundant natural light and panoramic views for every workspace. Each floor can host one, two, or four tenants, depending on the organizational layout.

Visitors are welcomed by an elegant main lobby designed in neutral, nature-inspired tones. The ground floor includes a restaurant and café for occupants and guests, conference rooms, offices for administration and security, showers and locker rooms, and technical areas. A distinctive feature is the unconventional approach to the lift lobby - a modernist tunnel framed with lush greenery, serving all six elevators. The mezzanine level offers additional meeting and conference rooms of various sizes, archive spaces, and a cloakroom.

The north facade is fully glazed, opening toward the city, while the south facade is clad with large-format ceramic panels. An intelligent automated sun-shading system, controlled by data from an on-site weather station, enhances the building’s energy efficiency. GORA holds a LEED Platinum certification (Leadership in Energy and Environmental Design) and demonstrates high water efficiency, excellent resource management, and reduced CO₂ emissions.

The ventilation system, equipped with high-efficiency chilled beams, allows individual zone control on every floor. Operating with 100% fresh air, it significantly reduces the risk of dust, bacteria, and virus circulation. Parking is provided both around the building and in an underground garage, complemented by 26 charging stations for electric vehicles.

Designed by IPA – Architecture and more in harmony with nature and in tune with the urban rhythm, GORA has been awarded the Special Prize in the category “Buildings with elements of green architecture and innovation” in the national competition Building of the Year 2020.
