About the project

The logistics and office center of SEG, a leader in event management and production services, was created by IPA - Architecture and more as a synthesis of industrial functionality and the artistic freedom of a creative studio.

The hub includes a logistics base, administrative section, showroom, and workshop for set and furniture design - everything necessary for the company’s operations, as well as for the comfort and creativity of its employees.

The logistics area, encompassing both storage and production zones, is where the elements essential for event execution are created - stages, furniture, installations, stands, and structural systems. It is equipped with shelving systems and includes four loading ramps for truck deliveries. The administrative section is developed across three levels.

The ground floor features a lobby, showroom, and workshop area. On the second level is the dining zone, which opens onto a panoramic terrace with landscaped seating areas for relaxation. The third level houses open-plan office spaces and conference rooms.

With special care for employee well-being, the team of IPA - Architecture and more also designed recreation and game rooms, along with areas for social interaction and rest, supporting a balanced and inspiring work environment.

The logistics and administrative wings are connected through a “warm link” - an internal staircase and balcony offering a visual connection from the offices to the production hall below.

To ensure ample natural light and ventilation for creative expression, the administrative building features a 360-degree panoramic view. Its suspended glass facade is fitted with movable perforated sunshading panels, which also serve as elegant interior accents.

The facade’s aluminum composite panels, in SEG’s corporate copper color, contrast harmoniously with the light-toned thermal panels of the warehouse section. This interplay of colors and materials gives each zone a distinct character while achieving a unified architectural composition. Inside, the warmth of wood complements the refined solidity of granite, creating an atmosphere of elegant harmony.

In addition to its distinctive design, the SEG hub integrates smart energy solutions. Energy independence is achieved through a photovoltaic power plant installed on the roof.

The BMS system manages heating, cooling, and ventilation, enabling precise monitoring and control of energy use and equipment performance. Lighting is provided by an intelligent, self-regulating Green Warehouse system, ensuring efficiency and sustainability.

The project was honored with a Special Award in the “Building of the Year 2019” competition, in the category Industrial and Logistics Buildings.
