Adella Residence is a mixed-use residential complex composed of two buildings. In the project, IPA - Architecture and more integrates luxury residences, an aparthotel, offices, a medical center, ateliers, and a range of supporting functions. The complex is located on the boundary between the Iztok and Dianabad neighborhoods, one of Sofia’s greenest, calmest, and rapidly developing areas. The functional differences between the various zones are expressed both in the layouts and in the architectural treatment of the facades, contributing to the contemporary character of the complex. Adella Residence is conceived as a dynamic, multifunctional complex that brings different uses together within a single environment. The two connected buildings form a U-shaped composition around a landscaped courtyard with a relaxation area, while supporting functions are positioned along the outer perimeter.
Building 1, facing Tintyava Street, is divided into several functional units: a medical center, an aparthotel, and service areas. Each is designed to operate independently, preventing the different circulation flows from intersecting. This provides residents with the required privacy and quiet while maintaining the autonomy of the public functions.
Building 2 faces the quieter streets surrounding the complex. Most of the building accommodates residential functions, while two offices are located on the ground floor.
The buildings use a monolithic beamless structural system, allowing maximum flexibility in the organization of the interior spaces. The medical center was developed in accordance with a previously prepared technological design, which formed the basis for the architectural solution.
The facade design is modern and restrained. The composition consists of three clearly differentiated volumes, each corresponding to one of the principal functions within the complex. The facade treatment and selection of different materials further emphasize this functional distinction.
The medical center is clad in HPL panels with an exposed-concrete appearance and granite panels at ground-floor level. The residential and hotel sections use silicone facade plaster in two earth-tone colors combined with decorative textured plaster. The balcony railings are made of white matte laminated glass panels, providing privacy while reinforcing the clean, contemporary character of the facades.
