About the project

Adella Residence is a mixed-use development composed of two buildings. In this project, IPA – Architecture and more integrated luxury residences, an aparthotel, offices, a medical centre, ateliers and a range of supporting functions. The complex is located on the boundary between the “Iztok” and “Dianabad” neighbourhoods - one of Sofia’s greenest, calmest and most rapidly developing areas. The functional differences between the various zones are expressed both in the spatial layouts and in the architectural language of the facades, reinforcing the overall sense of contemporary design and modernity.

Adella Residence is conceived as a dynamic, modern complex in a strong urban location, offering everything a contemporary family needs within a single environment. Formed by two adjoining buildings arranged in a U-shaped configuration, the complex embraces an internal landscaped courtyard with relaxation areas, while service functions are placed along the outer perimeter.

Building 1, facing Tintyava Street, is divided into several independent functional units: a medical centre, an aparthotel and supporting service areas. Each unit is designed to operate autonomously, with separate circulation routes that prevent crossing between user groups. This ensures the privacy and tranquillity expected of a residential environment while maintaining full independence of the public functions.

Building 2 faces the quieter streets surrounding the development and therefore accommodates primarily residential units, with two offices located on the ground floor.

The structural system is monolithic and beamless, allowing maximum flexibility in the configuration of the interior spaces. The medical centre was designed in strict compliance with a specialised technological brief, which forms the foundation of its contemporary architectural solution.

The facade design is modern and refined, composed of three distinct volumes that correspond to the three main functions of the complex. The material palette was selected to clearly express these functional differences. The medical centre features HPL cladding in a “fair-faced concrete” tone combined with granite panels at ground level. The residential and hotel areas are finished with silicone render in two earth-toned colours, paired with sections of textured decorative plaster. Balcony railings are made of white frosted laminated glass, ensuring privacy while contributing to the clean, contemporary appearance of the facades.
