Adella Residence is a mixed-use residential complex in Sofia, completed in 2019 and designed by IPA - Architecture and more, with a gross floor area of 13,000 sq m. As part of the architectural design, the project integrates residences, an aparthotel, offices, a medical center, ateliers, and supporting functions within two connected buildings. The complex is located on the boundary between the Iztok and Dianabad neighborhoods in Sofia. The functional differences between the various zones are reflected both in the layouts and in the architectural treatment of the facades.
The two buildings form a U-shaped composition around a landscaped courtyard with a relaxation area. Supporting functions are arranged along the outer perimeter. The project forms part of the IPA - Architecture and more portfolio of residential buildings.
Building 1, facing Tinyava Street, is divided into several functional units: a medical center, an aparthotel, and supporting areas. Each is designed to operate independently, with separate circulation flows. This provides privacy and comfort for residents while maintaining the autonomy of the public functions. The medical center also connects the project with the IPA - Architecture and more portfolio of healthcare buildings.
Building 2 is oriented toward the quieter streets surrounding the complex. Most of the building is dedicated to residential functions, while two offices are located at ground-floor level.
The buildings use a monolithic flat-slab structural system, allowing greater flexibility in the organization of the interior spaces. The medical center was designed on the basis of a previously developed technological plan, which informed the architectural solution.
The facade composition consists of three clearly differentiated volumes, each corresponding to one of the principal functions within the complex. Different materials and facade treatments further emphasize this functional distinction.
The medical center is clad in HPL panels with an exposed-concrete appearance and granite panels at ground-floor level. The residential and hotel sections use silicone facade plaster in two earth-tone colors combined with decorative textured plaster. The balcony railings are made of white matte laminated glass, providing privacy while complementing the restrained contemporary character of the facades.
