CTPark Sofia West is an industrial and logistics park in Sofia developed as a complex of five buildings based on the CTSpace model. Sow2 is the second warehouse building in the park, completed in 2024 and designed by IPA - Architecture and more. The building is intended for logistics, transportation, and manufacturing companies and forms part of the IPA - Architecture and more portfolio of logistics and warehouse buildings.
CTPark Sofia West is located near the Sofia Ring Road and the Northern Speed Tangent, providing transport connections toward Western Europe, Greece, and different parts of Sofia. Upon completion of the five buildings, the park is planned to provide approximately 100,000 sq m of space developed for logistics, courier, urban logistics, and manufacturing uses.
As part of the architectural design, Sow2 was developed as a Class A high-bay warehouse building with a clear height of 12 m, a floor load capacity of 5 tons, and a structural grid of 12 x 24 m. The warehouse organization provides capacity for up to 13,000 pallet positions and efficient use of vertical storage space.
The spaces are designed to adapt to different logistics and manufacturing processes, including cross-docking and production lines. Heavy trucks are served through loading docks, while smaller vehicles have direct grade-level access. This functional flexibility also connects the project with the IPA - Architecture and more portfolio of industrial buildings.
The mezzanines above the loading docks provide supplementary space that can accommodate offices, labeling, goods handling, and other supporting activities. This allows administrative and service functions to be integrated directly with the logistics areas.
The buildings at CTPark Sofia West are designed with the objective of achieving BREEAM Excellent certification. The design incorporates high-performance thermal insulation and technologies intended to reduce energy use and improve operational conditions. A rooftop photovoltaic installation is also planned to generate electricity for the building users.
Sow2 received the Green Logistics Building Award in the Green Buildings category at the Building of the Year 2024 national competition. The recognition highlights the combination of logistics functionality, flexible warehouse organization, and energy-efficiency measures within the project.
