About the project

Masterhaus, a leading retailer of building materials, household goods, renovation supplies, and equipment for the homes, offices, hotels, and restaurants, has tasked IPA – Architecture and more with designing its new trade and logistics complex in the city of Burgas. The company already operates several locations in the city, and the new facility marks an important step toward optimizing logistics, expanding warehouse capacity, and improving the organization of deliveries and customer service.

The project will occupy a 35,000 sq.m site and will feature a single main building divided into two functional zones - showroom and a highly efficient logistics base.

The showroom, representative part of the complex, will span two levels, with an impressive glazed façade and an atrium space that allows abundant natural light, creating a sense of openness and comfort. The layout is designed with a strong emphasis on flexibility and efficiency, ensuring a comfortable experience for visitors and optimal working conditions for staff. The space will include offices, meeting rooms, technical areas, storage facility for promotional materials, and sanitary amenities.

The logistics base is in the inner section of the site, within a controlled-access zone with a security checkpoint at the entrance. The building will serve as a central warehouse for all Masterhaus stores. To ensure efficient and flexible logistics operations, the facility includes multiple storage zones and loading docks designed to handle both large and small trucks, with options for side and rear loading and unloading. With a clear height of 13 m and a structural grid of 11.2 x 22.6 m, the building guarantees flexibility in high-rack storage, free-standing and palletized goods, as well as quick-turnover loading and unloading. An intermediate level (mezzanine) is planned above the loading and unloading docks and technical premises, where the administrative spaces are located, including offices, an open-space room for logistics teams, online trading and customer orders, a conference room, meeting room, sanitary facilities, and rest rooms.

The entire project is structured to combine functionality, logical connectivity, and optimized movement for staff, customers, transport, and goods. The architectural design respond to the specifics of the terrain and the client’s requirements, achieving a balance between efficiency, representativeness, and technical resilience.
