Nova Druzhba is a residential complex in the Druzhba neighborhood of Sofia, designed by IPA - Architecture and more for Greenlife Place EOOD in 2024. The complex includes five residential entrances and a total of 190 homes, complemented by commercial and service spaces, underground parking, and a landscaped internal courtyard. The project forms part of the IPA - Architecture and more portfolio of residential buildings.
The complex is located near Druzhba metro station and Druzhba Lake. Its location provides connections to different parts of Sofia by public transportation while combining the residential program with access to green spaces, services, and opportunities for everyday recreation.
As part of the architectural design, the residential, commercial, and service functions are organized within an integrated structure with clearly defined public, semi-public, and private spaces. The buildings form an L-shaped composition around the internal courtyard, while the facades are articulated through varied volumes and extensive glazing.
The complex includes 190 homes with different sizes and layouts, ranging from compact studio and one-bedroom apartments to larger two-bedroom residences. Selected ground-floor homes have private outdoor areas facing the internal courtyard, providing a direct relationship between the residences and the landscaped environment.
Six commercial units with separate entrances and direct street access are located at the first above-ground level. The project also includes 20 atelier spaces intended for different work, creative, and service functions. These ground-level uses complement the residential program and activate the relationship between the complex and its urban surroundings.
Parking is organized across two underground levels and provides a total of 171 parking spaces, including 24 individual garage units. The project also includes 75 bicycle racks as part of the access strategy and the provision for different modes of transportation.
The project incorporates measures for energy efficiency, material durability, and reduced heat loss. Effective thermal insulation, high-performance windows, and technical systems form part of the approach to sustainable design and the long-term operation of the complex.
The internal courtyard is terraced and landscaped, bringing together spaces for recreation, social interaction, children's play, and everyday outdoor activities. The landscaping softens the relationship between the individual residential volumes and creates a shared outdoor environment for residents.
The architectural organization of Nova Druzhba combines residential uses, active ground-floor spaces, underground parking, and a landscaped internal courtyard within an integrated urban structure. The project uses its location in the Druzhba neighborhood and its proximity to the metro and green spaces as part of the overall organization of the residential environment.
