Jade 2, designed by IPA – Architecture and more in collaboration with the investor Jade 2, is a multifunctional residential development located in Sofia’s Manastirski Livadi - East district. The project consists of four separate entrances, unified within a common architectural composition. The ground floors of each building are adapted for diverse functions, providing a smooth transition between the urban environment and the residential areas.
Entrance A rises eight stories, with the ground floor designated for office spaces with direct street access, and the upper seven floors housing residential units. Entrances B and C are nine stories high, with their first floors offering apartments with private gardens for a more personal connection to the outdoors. Entrance D, also nine stories, has a retail unit on the ground floor and residences above.
The complex offers a variety of apartment types and sizes, from two- and three-room units to four-room apartments on the panoramic levels. The layouts are designed for optimal functionality, featuring an entrance hall with access to all rooms, open-paln living area with kitchen, and bedrooms. The limited number of three to six apartments per floor, provides more privacy for residents.
The panoramic ninth floor hosts large four-room apartments ranging from 140 to 200 sq.m, with living rooms of up to 50 sq.m, three bedrooms, two bathrooms, walk-in wardrobes, storage rooms, and generous terraces.
Vertical communications connect all above-ground floors to the basement, which houses a two-level parking facility with garages, parking spaces, and storage rooms. Additional amenities include parking spots with charging stations for electric vehicles, along with bicycle parking zones, supporting a sustainable lifestyle.
The four entrances of the complex are connected by a landscaped courtyard with pedestrian walkways, green zones, and designated relaxation spaces. The area between the buildings is finished with paving and planting, including perennial vegetation suited to the local climate.
Situated near Bulgaria Boulevard, Todor Kableshkov Boulevard, and the Ring Road, Jade 2 ensures quick access to Sofia’s city center and major business and commercial hubs. Nearby amenities include Mall Bulgaria, supermarkets, healthcare facilities, banks, and office buildings.
