MONA 3 is the third phase in the development of the MONA Residential Complex, located in the dynamically growing Manastirski Livadi – East district of Sofia. Designed by IPA – Architecture and more and developed by BLD, the project is part of an overall concept for a modern, sustainable, and well-structured urban environment that delivers a high standard of living.
The building is designed in a U-shaped layout and comprises five residential sections, each with its own entrance. The overall height is calibrated in accordance with the surrounding urban fabric. Three sections rise to 11 stories, one to 10, and one to 8. MONA 3 features a total of 207 residential units and studios. Interior layouts are planned with generous space with high ceilings, natural light, and flexible configurations that adapt to a variety of living scenarios tailored to the needs of the residents.
The ground floors of sections A and B includes retail units with direct access from the street. These spaces are designed with independent entrances and modern HVAC systems, making them suitable for ommercial or office use. Parking is efficiently organized across two underground levels and above-ground garages.
The location of MONA 3 is one of its strongest assests. Manastirski Livadi – East is an area undergoing rapid development that offers a balanced mix of residential calm and exellent connectivity to the city center and the Ring Road. Its proximity to Vitosha Nature Park adds value in terms of access to green spaces.
The façade design of MONA 3 combines clean, elegant lines and a material palette grounded in natural finishes, establishing a visial dialogue with the surroundings. Every detail has been considered to support the modern lifestyle, while the panoramic views of Vitosha Mountain and the city of Sofia further enhance the overall experience.
As a continuation of the established identity of the MONA residential complex, which currently includes four buildings with a unified architectural vision, MONA 3 reinforces the project's commitment to well-balanced architecture that delivers long-term value and a high-quality living environment.
