Kenar Residence is a residential complex located in the Banishora district of Sofia, at the corner of Slivnitsa Blvd. and Dimitar Petkov Str, within walking distance of Zapaden Park. Designed by IPA – Architecture and more in collaboration with the investor Kenar Residence OOD, the project is conceived as a response to modern urban lifem which demands flexible solutions and architecture driven by functionallity.
The complex consists of three entrances, two taller buildings with 12 residential floors, and one lower structure with 4 floors. This architectural configuration allows for the efficient use of available space and addresses the complex urban planning challenges faced by the architects.
The ground floor accommodates public service functions, including a restaurant and two street-facing commercial premises, creating an active frontage that enhances the overall value of the complex.
The residential floors of Kenar Residence comprise a total of 103 apartments with two- and three-room layouts, along with five studios, designed as flexible spaces suitable for living, creative work, or professional use. A special maisonette-type apartment is designed on the top floor, offering generous living areas and panoramic views of Vitosha Mountain. Each unit includes its own loggia terrace, a sheltered outdoor space that provides visual separation from the busy boulevard while adding comfort and touch of personal retreat.
The architectural solutions emphasize bright, spacious interiors with regular shapes that facilitate furnishing and ensure excellent natural light. Parking and technical infrastructure are organized across two underground levels, providing direct access to the residential zones.
The total built-up area of the complex amounts 15,166 sq.m. Kenar Residence represents a contemporary model of urban residential construction, successfully combining modern architecture, functionality, and amenities, providing residents with a practical living environment.
