Kenar Residence is a residential complex designed by IPA - Architecture and more, located at the intersection of Slivnitsa Boulevard and Dimitar Petkov Street in Sofia's Banishora district. The location provides access to major transport connections, schools, Sveta Troitsa Park and Zapaden Park. The architectural approach focuses on efficient use of the urban site and the creation of a comfortable residential environment close to one of Sofia's busy main roads.
The residential complex comprises three entrances, two high-rise volumes with 12 residential floors each and a lower four-storey wing. The variation in building height responds to the urban planning conditions and breaks down the overall architectural composition. In its architectural design, IPA - Architecture and more establishes a clear spatial structure, efficient organization of residential functions and logical connections between the housing, commercial and service areas.
The ground floor accommodates a food service establishment and two commercial units facing the street. These public-facing functions create an active urban frontage, complement the residential program and strengthen the relationship between the complex and the surrounding city.
The residential component includes 103 apartments with one- and two-bedroom layouts, as well as five ateliers conceived as flexible spaces for different uses. A spacious maisonette on the top floor offers views toward Vitosha Mountain. Each residence has its own loggia, providing a sheltered private outdoor area that offers greater privacy from the busy boulevard and extends the usable living space.
The architectural identity of Kenar Residence is defined by a combination of light facade surfaces, warm beige accents and contrasting dark vertical elements. The rhythm of the windows and loggias, together with rounded corner balconies, adds depth to the elevations and visually breaks down the taller volumes. The apartments feature regular room proportions, good access to natural daylight and functional layouts that support flexible furnishing and everyday use. Parking and technical facilities are organized across two underground levels with direct connections to the residential areas.
With a gross floor area of over 15,000 sq m, Kenar Residence brings together housing, commercial functions and supporting spaces within a coherent architectural structure. The project demonstrates IPA - Architecture and more's approach to multi-family residential design, where clearly articulated building volumes, functional living spaces and a considered relationship with the urban context are central to the quality of the built environment.
